Please fully read our booking terms. By making a booking with us, either direct or through a third party, you are agreeing to abide by our terms and conditions. Please note, cancellation terms will differ when booked through a third party.

For our most competitive tarriff and cancellation terms guarantee, we recommend booking direct with us.
Reservations
All reservations/bookings made with us whether direct or through a third party agent are subject to the following terms and conditions.
Check In
We provide a simple arrival procedure to give guests the flexibility to check-in at their convenience not ours.
Check in is available from 9am - 9pm where keys can be collected and baggage left for safe keeping. This gives you the freedom to enjoy your day. However, please note, this does not mean that your room will be ready.
Dependant on your arrival time, our check in procedure may be contactless using a 4 digit code for a key pad entry system. 24-48 hours prior to your arrival, you will receive a text message or email to confirm the current 4 digit code. If you do not receive this in time for your arrival, you can call us on 01947 604125. We find this method to be convenient both to ourselves and our guests as this means you can still gain access to your accommodation in our absence anytime between 9am-9pm.
Once inside the property, arrival packs are left in reception which include room keys, parking permit and brief instructions/explanation laminate.

Please note, we are a small family run Guest House and our reception is not manned 24 hours a day. If we are not at the property, we can be contacted on our landline.
Damages, Breakages & Anti Social Behaviour
Although extremely unusual, we ask that you report any incidents as they occur. Whilst we do not normally charge for minor accidental breakgaes, we will charge for the full cost of all other breakages, missing items and for the replacement and/or making good of any damage. Additionally, there will be a charge for soiled bedding, towels, carpets, furnishings and decor where additional cleaning is necessary.

Please note, excessively soiled linen by makeup, fake tan, take away's, hair dye, etc WILL be charged for.

Excessive noise, unruly and threatening behaviour and the like which causes inconvenience and discomfort to our other guests and/or staff is not acceptable. Such behaviour will result in the offending person(s) being asked to vacate their room and leave the premises. If necessary, the Police will be called as please remember, you are a guest in our home. No refunds will be given for any remaining nights forming your stay with us.
Liability
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Whilst we have taken reasonable steps to ensure that information contained within its brochures, tariff's, leaflets, guest information, website or other advertisement materials is accurate, it is not guearanteed and we reserve the right to alter, substitue or withdraw any service, facility or amenity without notice if necessary.
Check Out
Departing guests are asked to vacate their rooms by 10am. Late departures may be charged for. We are happy to hold baggage for later collection for departing guests upon request.
Cancellation and No Show Policy
Failure to arrive or any cancellation, for whatever reason, within 10 days (14 days for third party agent bookings) of arrival will be charged for in full. If in the event that your stay is re-let, a refund will be given less any unsold nights plus £25 administration charge.
Smoking
Smoking within the property and property boundaries is against the law and is strictly prohibited. A charge of £100 will be made to cover additional cleaning costs and all occupants of the offending room will be asked to leave their room immediately. No refunds will be given for any remaining nights forming your stay with us.
Lost Keys
Non return of room/door keys will incur a charge of £100 to cover replacement locks and keys as required.
Group Bookings
We do not accept group bookings without our prior agreement and consent.
We aim to offer all our guests an enjoyable and comfortable stay with a friendly atmosphere. If you have a group to cater for, please ring us prior to booking to avoid refusal of entry upon your arrival.
